Major repairs discounts
If your property is empty and having major repairs or structural changes, we can give a 100% discount for the first 12 months or until the property is occupied, whichever is sooner.
After 12 months you will have to pay the full council tax charge.
We can treat a home as uninhabitable if it’s empty, unfurnished and needs, or is undergoing, major repairs to make it liveable. We can give general advice only. Don’t rely on it for any decision we make on your own case.
A home is unfurnished if there’s not enough furniture for someone to live there like beds, kitchen equipment or chairs and tables.
Major repairs would include:
- repairs to the building’s structure – eg replacing a roof rather than a few tiles
- extensive internal work done at the same time eg replastering, rewiring, replacing floors and ceilings. On their own they would not qualify
- structural alteration eg a large extension rather than a new porch
The discount sits with the property, not the owner and lasts for 12 months at the most from the time it was uninhabitable.
You must let us know if the situation changes. If you don’t tell us within 21 days you could be fined.
The person responsible for paying council tax must complete the below discount/exemption claim form if they want to apply.
