Planning appeals

As an applicant you have a right to appeal to against our planning decisions. The Government appoints planning inspectors (the Planning Inspectorate) who will make a decision on the appeal.

How to appeal

The planning decision notice we provide has details of how to appeal.

Planning appeals are dealt with:

  • in writing - the applicant and the council submit written statements explaining their cases. The Planning Inspectorate provides guidance for written representations on the Planning Portal
  • informal hearings - the applicant and the council put in their written statements before an informal meeting with an inspector. The Planning Inspectorate provide guidance for informal hearings on the Planning Portal
  • public inquiry - a formal process that works like a court of law. The applicant and council can be cross examined and call witnesses. The Planning Inspectorate provides guidance for public inquiries on the Planning Portal
