Planning: What we can consider
We can only take into account 'material planning considerations' when looking at your comments. These are some of the most common:
- loss of light or overshadowing
- overlooking/loss of privacy
- the effect on the area (but not loss of private view)
- parking/loading/turning provision
- road safety
- extra traffic
- noise and disturbance resulting from use
- hazardous materials
- smells
- loss of trees
- effect on listed building and conservation area
- layout and density of building
- design, appearance and materials
- landscaping
- road access
- local, strategic, regional and national planning policies
- government circulars, orders and statutory instruments
- disabled people’s access
- proposals in the Development Plan
- previous planning decisions (including appeal decisions)
- nature conservation
- archaeology
These are among the matters that we can’t take into account:
- the effect on the price of a property
- private disputes between neighbours
- the loss of a view
- the impact of construction work or competition between firms
- restrictive covenants
- ownership disputes over rights of way
- fence lines for example
- personal morals or views about the applicant. Any inappropriate or defamatory comments will be removed without notice. By keeping comments to the point you will help us pinpoint your concerns
Note: It’s important to understand that we need to weigh up the pros and cons of every application and the importance of any issues.
